Folding and lift-slide door walls

Door walls that fold back or lift and glide, for the room that should open to the yard all summer.

Lake-view living room with a full wall of floor-to-ceiling glass panels

A folding door folds its panels back like a book and opens almost the whole width. A lift-slide door lifts each heavy panel off its seals with a turn of the handle, then glides. Both are built to order, both are heavy, and both need careful flashing in our climate. We will tell you honestly which one suits your wall and your weather.

Signs it is time

  • You want the full width open in summer
  • The room faces a deck, a lawn or the water
  • A remodel is changing the back of the house
  • An old pair of French doors has warped and no longer seals

How it goes

  1. We look at the opening, the swing and stack space inside, and the weather side outside
  2. You handle the hardware and thresholds before you order
  3. Installed with a sloped sill pan and water-tested before the trim goes on
  4. We come back after the first wet month to check the adjustment

What moves the price

  • Folding versus lift-slide
  • Panel count and height
  • Threshold type: flush for the floor line or raised for weather
  • Opening changes and framing
  • Screens and hardware finish

Questions

Do folding doors leak?

Under a covered porch or a deep eave they do well here. Fully exposed to wind-driven rain they need a raised threshold. If your wall is the wrong place for one, we say so at the design visit.
